My name is Anatoly Kalchik, I am Broker/Owner of A. Kalchik Realty, LLC in Federal Way, WA with over 15 years of experience in Real Estate business.   As a local professional, I am offering services of Loan Modification and Short Sale to families, who are having financial hardship and facing foreclosure. We have team of specialists, who knows what to do and how to help you in that situation.

Unfortunately, many of us some time get to the point, that our life makes turn onto bumpy road and we found ourselves in difficult situation. With unemployment rates, throughout country, reaching records high and on the rise, lots of us were pushed into position not being able to make our ends meet, unable to pay our bills, most importantly – mortgage and, before we realize the true situation we are in, we often come to the point of no return… our all American dream is taken away from us…

Sadly, it is happened to very many good people at this time, and, ironically, when we got into hard situation, we are often losing our ability to make rational decision and instead – more often, making mistakes… Rather than act accordingly, while something still can be done, we do not want to accept our real situation, and face the truth, we continue to stay in denial, acting like nothing had happened, hopping for miracle… But if miracle dose not happen, we are losing…

Very possible that we will be able to do one of two: MODIFY your loan, or Short Sale your home. Modification is the process through which your Lender lover your monthly payment by lowering interest rate, as well as principle of your original loan.

A short sale is the process through which your mortgage company agrees to settle for less than what is owed to them. They do this as an alternative to the expensive and time consuming process of foreclosure.

Each mortgage company has their own set of rules and processes through which they decide whether or not to accept a short sale, and while there are many similarities, each has its own requirements for approval.

As a third party mediator, we have a distinct advantage in negotiating with your mortgage company. If you will decide to use our help, you will need to fill out the application and other necessary forms that we will provide to you. Once all of the forms are completed and returned back to our office, we can then open a case file and begin the process of analyzing your situation and making contact with the mortgage company.

Once our staff has made contact with the mortgage company, they will issue a "workout package". This is the lenders list of instructions and requirements for considering a short sale.

Some of the things they will likely require are:

  • Full disclosure of your current financial situation.
  • Hardship letter (we will help you to draft).
  • 3rd Party Authorization (we will provide forms for you to fill out and Signe).
  • The lender will likely require additional information, which we will collect from you, and review before submitting it to the lender. It is very important for you not to discuss anything with the lender from here forward and not delay, as time working against us.

    We will try to help anyone, who found themselves in the situation, needed help in these areas, please let us know ASAP, time is working against you. If you know someone who is struggling financially and by now missed mortgage payment twice or three times, please refer them to us without delay before it is too late.
